You need a roofer, and a quick search pulls up dozens of roofing companies in Orlando. After a big storm it gets worse: door hangers, yard signs, trucks you’ve never seen before and phone calls you didn’t ask for. Everyone says they’re local, licensed and the best around, and you have no easy way to tell who’s telling the truth.

APC Roofing trucks lined up and ready for work

That worry is reasonable. A roof is one of the biggest checks most homeowners ever write, and nearly everybody has heard about a neighbor who paid a deposit to someone who disappeared. You deserve a way to sort the good companies from the rest before anyone climbs on your roof.

Here’s what we’d tell a friend. And if you’d like APC Roofing to be one of the companies you compare, your inspection and estimate are free. We’re GAF Certified, licensed in Florida (CCC1337030) and insured, and we’ve been roofing since 2017. Call 407-270-1129.

What to check before you hire one of the roofing companies in Orlando

These checks take a few minutes each, and they rule out most of the trouble.

A Florida license you can look up

Ask for the license number, then look it up yourself at myfloridalicense.com, the state’s license lookup. Make sure the name on the license matches the company on the estimate, and that the license is active.

Insurance, in writing

Ask for a certificate of liability insurance and proof of workers’ compensation coverage. If a worker gets hurt on your property, you don’t want that landing on you.

A real local presence

A company that’s been around for years and has a real office in Central Florida will still be here when you need warranty work. Look at how long they’ve been in business and where they’re based.

A detailed written estimate

A good estimate lists every part of the job: tear-off, deck repairs, underlayment, flashing, the brand and line of roofing material, and cleanup. Vague estimates make it hard to compare bids fairly, and they leave room for surprise charges later.

Permits

Most roof replacements need a permit, and the roofing company should pull it. A city or county inspector then checks the finished work. A company that suggests skipping the permit is cutting corners you can’t see.

Manufacturer certification

Shingle makers certify contractors who meet their standards. APC Roofing is GAF Certified, and you can confirm any contractor’s status on the manufacturer’s website.

Red flags after a storm

Most roofers are honest. After hurricanes and big summer storms, though, out-of-town crews show up, and some of them won’t be around in six months. Be careful when someone:

  • Knocks on your door uninvited and says they “noticed damage” from the street
  • Pushes you to sign today, or asks you to sign something before you’ve seen a written estimate
  • Wants a large cash deposit before any work is scheduled
  • Offers to waive or cover your insurance deductible, or says the roof will be “free”
  • Can’t give you a license number or a local address

On insurance: you file your own claim, and you pay your own deductible. A trustworthy roofing company documents the damage, writes an estimate and works with your adjuster. Be wary of anyone who offers more than that.

Questions worth asking any roofer

Ask every company the same questions so you can compare answers side by side:

  • Will you inspect the whole roof and the attic, or just the spot I pointed out?
  • Will I get photos of what you found?
  • Is this a repair or a replacement, and why?
  • Who will be on site, and who do I call with questions?
  • What warranty comes with the work, and is it in writing?
  • How long will the job take, and how do you leave the property when you’re done?

A good company answers these plainly. If you’re getting vague answers or pressure, keep looking.

What Orlando roofs deal with

A good roofing company in Orlando knows what this climate does to a roof. Year-round UV and heat age asphalt shingles and harden the rubber seals around pipes. Heavy afternoon storms push rain into small openings. Hurricane season, from June through November, tests every loose shingle and cracked tile. A roofer who works here every day should be able to explain which of those is causing your problem, and show you.

Whether you have shingle, tile, metal or a flat section over a porch, ask whether the company works on that type regularly. Tile and metal in particular have their own repair methods.

What working with APC Roofing looks like

  1. Book your free inspection. Call 407-270-1129 or request a free online estimate.
  2. Get a clear, honest assessment and estimate. You’ll see photos of your roof, hear whether you need a roof repair or a roof replacement, and get it all in writing. Financing is available through Aqua Finance, Fortifi, Hearth and Home Run Finance.
  3. Your roof gets done and the site gets cleaned up. Many residential projects are finished in a single day.

Waiting on a roof you already know is damaged can turn a small repair into a bigger one, because water often soaks into the roof deck long before you see a stain inside. There’s no need to rush a decision, but it’s worth getting someone to look soon.

Questions about Orlando roofing companies

How many estimates should I get?

Two or three is plenty. More than that usually adds confusion, not clarity.

Is the lowest bid the best deal?

Not always. Compare what each estimate includes line by line. A low price that skips deck repairs or new flashing can cost more later.

Should I hire a roofer my insurance company recommends?

You can, but you’re free to choose your own licensed roofer. Either way, you file the claim and pay your deductible.

How do I know if storm damage is real?

Ask for photos of every spot the roofer flags. A good company will show you the damage, not just tell you about it. If storm damage is part of your situation, our Orlando insurance roof claims page explains how that process works.
