You’ve got two or three estimates on the kitchen table, and they don’t look anything alike. One is a single line with a total. One is three pages of terms you don’t recognize. The prices are far apart, and you have no idea whether you’re comparing the same roof. Choosing between roofing companies in Daytona Beach shouldn’t feel like a guessing game, but it often does.

APC Roofing trucks lined up and ready for work

You’re not wrong to be cautious. A roof is a big purchase, and every hurricane season brings new crews to town who may be gone by the time something goes wrong. You want a company that will explain the work, put it in writing and still answer the phone next year.

APC Roofing has served Florida homeowners since 2017. We’re GAF Certified, licensed in Florida (CCC1337030) and insured, and our inspections and estimates are free. Call 386-259-8425 and we’ll walk you through ours line by line.

What a good roofing estimate spells out

The estimate is where good roofing companies separate themselves. A clear one tells you exactly what you’re paying for, so you can compare it fairly. Look for:

  • The scope. Is the old roof being torn off or covered over? Which sections are included, and are flat porch roofs part of it?
  • The materials by name. Brand and product line of the shingles, tile or metal, the type of underlayment, and the thickness of any flat roof membrane.
  • Flashing and edge metal. Whether old flashing is being replaced or reused, and whether new drip edge is included.
  • Rotted wood. How damaged decking will be handled if the crew finds it once the old roof is off, and how you’ll be told about it.
  • Permits and inspections. Florida requires a permit for a roof replacement. The roofing company should pull it, not you.
  • Cleanup. How debris and nails are handled on your property.
  • Warranty paperwork. What manufacturer and workmanship coverage applies, in writing.

If two estimates differ by a lot, these lines are usually why. One may include new flashing and full underlayment while the other quietly doesn’t.

How to compare roofing companies in Daytona Beach fairly

Line the estimates up and make sure they cover the same roof with comparable materials. A lower number that leaves out underlayment, flashing or wood replacement isn’t really a better deal. It just moves the cost to later.

Then look at the company behind each one. Confirm the license on the state’s licensing website, ask for proof of insurance, and check that they have a real local presence. Read recent reviews with an eye for how the company handled problems, not just the five-star praise. Our roofing contractors in Daytona Beach page has a longer checklist for vetting a roofer.

Pay attention to how they treated you, too. Did they get on the roof, or quote from the driveway? Did they show you photos? Did they answer your questions, or push you to sign that day?

Red flags after a storm

After a hurricane or a big storm, door-to-door crews show up quickly. Plenty of them are honest. Some aren’t. Be careful with anyone who:

  • Pressures you to sign before you’ve had time to read the contract
  • Wants a large cash payment up front
  • Can’t give you a Florida license number
  • Offers to waive or cover your insurance deductible

That last one matters. Your deductible is your responsibility on any insurance claim. You file the claim and pay your deductible. A good roofing company documents the damage with photos, provides a written estimate and works with your adjuster. Our storm damage page explains the process.

What should happen after the job is done

A good job doesn’t end when the crew drives away. Before the final payment, you should be able to see that the site is clean, the permit inspection passed, and you have your paperwork: the final invoice, any warranty documents and photos of the finished roof.

Keep that file somewhere safe. Florida insurers often ask about roof age and condition, and buyers will ask when you sell.

How it works with APC Roofing

  1. Book your free inspection. Call 386-259-8425 or request a free online estimate.
  2. Get a clear, honest assessment and estimate. We inspect the roof, show you photos of what we found and give you a written estimate with the scope and materials spelled out, so you can compare it to anyone else’s.
  3. Get the work done and the site cleaned up. Many residential projects are finished in a single day, and the crew cleans up before they leave.

Financing is available through Aqua Finance, Fortifi, Hearth and Home Run Finance if you’d like to spread out the cost.

Questions about roofing companies

How many estimates should I get?

Two or three is plenty. More than that often makes the decision harder, not easier.

Why are roofing estimates so different?

Usually because they don’t cover the same work. Differences in tear-off, underlayment, flashing, wood replacement and materials add up quickly. Compare line by line.

Should I go with the lowest bid?

Not automatically. Make sure it includes everything the others do. A low bid that skips flashing or underlayment can cost more later.

Is the inspection really free?

Yes. The inspection and estimate are free, with no obligation.

Peace of mind in writing

The right roofing company gives you clear answers, a written plan and a finished roof you don’t have to think about again for a long time. Trust matters, and it’s earned on paper as much as on the roof.
